Mount Airy

One Town, Two Counties

Mount Airy sits on the line between Carroll and Frederick counties, and plenty of homes with a Mount Airy address are outside town limits altogether. Which side of the line you are on decides where the permit goes.

We sort that out before anything is filed, so you do not have to. Woodbine is only a few miles away, which makes Mount Airy one of the easiest places for us to work: quick to get to for an estimate, and quick to get back to if something needs a second look.

Kitchens, bathrooms, built-ins and the smaller repairs in between. We walk the room, measure it, and tell you what we find before you sign.

Scope

What a Kitchen or Bath Remodel Includes

LayoutWalked and measured in the room before anything is ordered, because a cabinet run that looks right on a plan and wrong in the room is expensive to discover late.
DemolitionCabinets, counters, flooring and fixtures out, with the work area dust-walled and the route in and out kept clean.
CabinetrySet level and scribed to the walls you actually have, not the walls a drawing assumed.
CountertopsQuartz cut for your room rather than to a standard slab layout, which is the difference between a seam you never notice and one you see every morning.
Backsplash and tileTile, waterproofing behind wet walls, and shower pans set properly.
FlooringHardwood, LVP or tile, with subfloor repaired where it needs it.
Electrical and plumbingCircuits, fixtures, disposals and vent fans that actually move air.
Trim and paintCasing, base, shoe and the punch list at the end.
PermitsPulled by us on work that needs them, including the Health Department step on well and septic properties.

Permits

Which Office Handles Your Permit?

Most of a kitchen or bathroom remodel does not need a permit. The parts that do are worth knowing about before you start.

Cabinets, counters, flooring

Generally permit-exempt. Replacing what is there with something better is not a permitted activity on its own.

Electrical and plumbing

New circuits and moved plumbing need permits and inspections through the town, Carroll County or Frederick County, depending on the address.

Well and septic properties

If you are on well or septic, the county Health Department signs off before the building permit is issued. Adding fixtures or bedrooms is a different conversation, because the system was sized for a certain load.

Town limits and county lines

The Town of Mount Airy handles permitting for addresses inside town limits. Outside the town, it goes to Carroll County or Frederick County depending on which side of the line the house is on. Tell us your address and we will tell you which office it goes to.

Requirements change from time to time. We confirm current requirements with the county or the town before we file.

Questions

What Mount Airy Homeowners Ask Us

Mount Airy is in two counties. Who handles my permit?

If the house is inside the Town of Mount Airy, the town does. Outside town limits it depends on the county: Carroll County Permits and Inspections on the Carroll side, Frederick County on the Frederick side. We check your address and pull the permits on work that needs them.

We are on well and septic. Does that change a remodel?

Usually less than people expect, as long as you are not adding fixtures. Swapping a kitchen or redoing a bathroom in the same footprint rarely touches your septic approval. Hard water is the other one worth mentioning: a lot of Carroll wells run hard, and it is worth sorting the water before you put in fixtures you care about.

How long will my kitchen be out of commission?

A few weeks of active work, and cabinet lead time drives the calendar more than the labour does. We order first and demo second, so you are not living around a gutted kitchen while we wait on a delivery. You get a start date and a realistic finish window in writing.

Do you take small jobs, or only full remodels?

Both. Repairs, a single bathroom, a laundry room, trim and door work, drywall after a leak. There is no minimum project we are trying to protect.

Are you licensed and insured in Maryland?

Yes. Licensed and insured, MHIC #167344. Maryland requires a Home Improvement Commission licence for this work, and it is a fair question to ask anyone quoting your job.

What happens at the estimate?

It is free. Anthony comes out, looks at the actual space rather than a photo, measures, asks what you are trying to get out of it, and flags anything that might complicate it. You get a written scope and a price. Nothing is signed on the spot and no deposit is taken at that visit.

Tell Us What Is Not Working

A kitchen, a bathroom, a basement, or a list of things that have been waiting since spring. Anthony will come out, look at it, and give you a written price.
